Anacortes Continues To See Regular Building Growth And Development

Fidalgo Island

Anacortes is a unique area of Washington State with much to offer in terms of growth and development. Whether it is residential or commercial, the area is ripe for continued expansion. For example, The 48 North on Fidalgo Island or what is also called The 48 North Community Development Project is a recent addition to the island that will add a number of single-family homes to the skyline area of Anacortes near the island’s multi-use airport. With 30 build-able lots, this latest Anacortes housing development is sure to be a big success.

The 48 North Community On Anacortes

Having met all zoning and code requirements the project is well underway and will see completion in the near future. There were a number of issues and hurdles that had to be overcome including road grade and county restrictions before the project could actually begin. The 48 North Community will be located near Oaks Avenue and Allen Court along Eagle View Court. The area is zoned residential with the parcel slated to accommodate 30 Anacortes single-family residential homes. Each lot will range in size from 7500 ft.² to 12,400 ft.² and has been planned to accommodate four dwelling units per acre.

Establishing Easements And Roadways

The parcel’s close proximity to the Anacortes airport required that the developer coordinate with the Federal Aviation Administration to enable the project to proceed. Considerable planning and much work went into establishing easements and roadways necessary for the community to be developed. Working with the city of Anacortes, the builder was able to negotiate a favorable agreement so that all work could proceed without delay. Focused on single-family detached residential units, the community will feature view properties as well as a community park. Having met all zoning ordinances and Anacortes municipal code, the project is now well underway.

Proposed Code Modifications

With a gross area of 7.48 acres the land tract will easily accommodate the anticipated community. The 48 North Preliminary Plat Planned unit development was ultimately approved with a few proposed code modifications. The developer, Nels Strandberg of 48 North on Fidalgo Island, LLC, has worked closely with the community in order to proceed with the project as expected. This is an exciting expansion in the Anacortes area that will offer Anacortes homebuyers more choices and opportunities when it comes to high-quality single-family homes in a beautiful and thriving community.
